What's the Escrow Timeline?
 
The seller process and corresponding timeline may vary from case to case, but here is the nuts and bolts:
  1. Hire an Experienced Agent!
  2. Prep Your Home For Sale!
  3. List Home On Market!
  4. Receive, Review and Accept Offers!
  5. Open Escrow!
  6. Prepare Disclosures to Hand to Buyers
  7. Fill Out Escrow Documents
  8. Typically the buyer has between 7-17 days to remove all their buyer contingencies. These contingencies include buyer inspections, appraisals and loan/financing contingencies.
  9. After the inspection reports come back, then at this point the buyer most likely will ask the seller for repairs/credits.
  10. Once the buyer removes their contingencies (therefore releasing their right to their deposit), then we move forward and close escrow which happens typically on or by the 30th day.

Once escrow closes, the buyer receives the keys and the seller receives their funds typically within 24 hours.
