COMMISSION TO BUYER'S BROKER EXPLANATION

**This is an Open Listing. The listing broker does not represent the
seller when the listing broker does not procure the buyer.
The Seller has agreed
to pay a commission to a Selling Broker as specified in the CBB, CSO,
Commission Selling Office, or confidential
remarks section. The amount specified in the CBB, CSO or Commission fields
is not paid by the Listing Broker. The amount specified in this field is
a placeholder and is there solely to inform agents of the amount of commission
the Seller will pay a Selling Broker. The CBB, CSO field has a numerical
value greater than 0 solely for the purpose of informing agents what commission
the Seller will pay so that agents searching on this field will see the listing
since mls rules prohibit stating the Seller's commission in the
remarks section. The amount in the CBB field is not the amount the
Listing Broker will pay. The Listing Broker will pay 0% commission to
a Selling Broker.


All showings/negotiations are conducted solely by seller- MLS RULE
9.1. Selling agent must notify listing agent when offer has been
accepted.

Agents: Always have seller sign a CAR form SNA-11, Seller Non-Agency Agreement. This clarifies that you will not be representing the seller and thus will not be a potential dual agent.

Please verify with seller, the commission they will pay prior
to submitting offer. Listing Broker does not pay seller's
commission. Offers should be presented directly to seller. Use either
CAR RPA-11 or RPA-CA and CAR Commission Agreement CA when
presenting offers to seller.


All information pertaining to the listing is obtained from seller.
Buyer is advised to verify all information contained on the listing.
Information deemed reliable, but is not guaranteed by listing agent.
